What does $5 million buy in Marin County? Two of four things: the Address, the House, the Land or the Town. Per BAREIS MLS, nobody who closed between $4M and $6M this year got all four.
That is the Rule of Two from my $5 Million Ladder report. Example: a 1950 home in Ross on a quarter acre, about 3,000 square feet, sold at 121% of original asking price in 11 days. That buyer paid for the Address and the Town and gave up the house and the land.
Per BAREIS MLS: 122 single-family sales in Marin County between $4M and $6M, January 1 – October 20, 2026.
